# CRE Acquisition Pre-review ## Product description CRE Acquisition Pre-review is an evidence-bound screening tool for an early review of a single US multifamily acquisition package. It is designed for an independent acquisitions analyst and keeps source locations, uncertainty, and unresolved conflicts visible. ## Document workflow The workflow accepts an Offering Memorandum, rent roll, T12, lease summary, and loan term sheet in PDF, XLSX, CSV, or DOCX format. It identifies document types, maps candidate fields into a Canonical CRE schema, calculates supported metrics, and creates findings with source and evidence locators. ## Core calculations The tool can calculate NOI, cap rate, screening DSCR, covenant DSCR, physical occupancy, leased occupancy, collected-rent ratio, and rent PSF when the required inputs are present and sufficiently supported. Missing values are not silently replaced with zero. Dependent metrics can remain partial or unavailable. ## Finding categories Findings cover missing documents, source conflicts, rent roll anomalies, income and expense anomalies, lease risks, debt constraints, and unsupported or unverified inputs. A finding retains its priority, status, evidence references, and remediation context. ## Evidence model Evidence is tied to the source document hash, an excerpt hash, and a format-specific locator such as a PDF page, spreadsheet sheet and cell, CSV record range, or DOCX paragraph/table position. Cap Rate is the specified NOI divided by an asking price or an explicitly entered purchase price. Screening DSCR is trailing actual NOI divided by specified 12-month debt service and is labelled a screening proxy when the periods differ. Physical occupancy, leased occupancy, collected-rent ratio, and rent PSF are separate measures; the tool does not infer one from another. Missing, invalid, unsupported, and conflicting inputs remain visible. A dependent metric can be partial or blocked, and missing values are not replaced with zero. A clean rule means only that the rule ran without a finding within its scope. ## Boundaries This is a pre-review aid. It does not provide valuation, investment, legal, lending, or buy/no-buy advice.
