Frequently asked questions
These answers describe the current V0.1 scope and the public parser. They are deliberately narrower than a full underwriting or diligence platform.
What does CRE Acquisition Pre-review review?
It is an evidence-bound pre-review for one ordinary US multifamily acquisition package. It extracts supported fields, calculates screening metrics, and lists missing, conflicting, or high-priority items to verify.
Which files can the demo parse?
The public demo accepts Offering Memorandum, Rent Roll, T12, Lease Summary, and Loan Term Sheet files in PDF, XLSX, CSV, or DOCX format. It accepts up to five files of up to 900 KiB each.
How are NOI, Cap Rate, DSCR, occupancy, and rent PSF calculated?
NOI uses the supported T12 income presentation less property operating expenses. Cap Rate is specified NOI divided by an asking or entered purchase price. Screening DSCR is trailing actual NOI divided by specified 12-month debt service. Physical and leased occupancy remain separate, and rent PSF uses annualized in-place face rent divided by the same units’ rentable area.
What happens when data is missing or conflicts?
Missing, partial, unsupported, invalid, and conflicting states remain visible. Dependent metrics can be partial or blocked; the system does not fill missing values with zero or silently select one conflicting source.
Does the tool provide investment, valuation, legal, or lending advice?
No. It is a document and calculation pre-review. It does not provide valuation, investment, legal, lending, or buy/no-buy advice.
Are files uploaded to the public demo stored?
The current public parser sends selected files to a Cloudflare Worker for one transient parse request and returns a summary. The demo does not write the uploaded files to persistent storage. Use sample or non-confidential files.
Where does the complete review run?
The public page demonstrates document parsing. Full Canonical field confirmation, financial calculations, findings, and report export run in the local single-user prototype.
