The local prototype reviews a single US multifamily package, extracts deal fields, calculates screening metrics, and links each finding to its source.
Current delivery: this page includes a small online parser demo. Files are sent to Cloudflare for one request and are not stored by the demo. Do not upload confidential transaction files. The full review workflow and deal data still run locally.

Core metrics
It calculates NOI, cap rate, DSCR, physical and leased occupancy, collected-rent ratio, and rent PSF when the source documents support them.
Review output
The report lists missing documents, conflicts, rent roll and expense anomalies, explicit lease risks, debt constraints, and the evidence behind each item.
Scope and boundaries
V0.1 is for an independent acquisitions analyst doing an early review. It uses RED, YELLOW, and INFO as review priorities and keeps partial, missing, conflicting, unsupported, and unverified states visible.
It does not give valuation, investment, legal, lending, or buy/no-buy advice. PSA, title, survey, CRM, marketplace, team collaboration, and external market-rent estimates are outside this version.
The online demo only returns a transient parse summary. For document confirmation, Canonical CRE fields, NOI, Cap Rate, DSCR, findings, and report export, run the interactive prototype locally with the steps in the repository README, then open http://127.0.0.1:8765.
